Resurfacing Only When the Base Can Hold It
Asphalt overlays are a new layer of hot-mix asphalt placed over existing pavement. They suit pavement that is faded, raveling and lightly cracked but still firm and flat. HomeGuide estimates an overlay saves 20 to 30 percent compared with tear-out and replacement. The trade-off: an overlay mirrors what is underneath, so cracks over a failed base come right back through.
Reading the pavement
We look for three warning signs. A web of connected cracks, often called alligator cracking, means the base has failed in that area. Heaves and dips mean the ground is moving, which is common on shale and clay. Ruts in the wheel paths mean the pavement is too thin for its load. If those are limited to a few spots, we cut them out and rebuild them, then overlay. If they cover most of the area, we will recommend replacement and show you why.
Preparation does most of the work
Cracks are cleaned and filled, failed sections are saw-cut and rebuilt, the surface is cleaned, and a tack coat is sprayed so the new layer bonds. Along garage floors, sidewalks and approaches, the old asphalt is ground or cut back so the new surface meets flush instead of leaving a lip for water and plow blades to catch.
Height and slope
An overlay adds height. If your driveway already sits close to the garage floor, adding an inch and a half can tip water toward the door. We check every transition and grind where needed. On lots, we keep curb reveals and inlets working so water still drains.
Rapid City timing
Thin lifts of asphalt cool fast, and ground temperature matters more than air temperature. We schedule overlays for the warm months and avoid cold mornings in spring and fall. With the first freeze typically around early October, late-season overlays need careful planning.
What it costs
HomeGuide lists driveway resurfacing at about $3 to $7 per square foot, and its repair guide lists asphalt overlays at $1 to $3 per square foot. The difference is mostly prep: how many patches, how much crack filling and how much grinding come first.
After an overlay
Treat an overlay like new asphalt. Give it a few months before sealcoating, seal cracks as they appear and keep heavy loads off the edges in hot weather.
Overlay on a lot
On commercial lots, overlays are usually done after milling the edges along curbs and gutters so the finished surface still drains into them. Failed areas in drive lanes and at dumpster pads are rebuilt first, since those take the heaviest loads. The new surface is then sealed and restriped once it cures.
Overlay Work in Detail
An overlay is only as good as the prep underneath.
Condition survey
Cracks, heaves and ruts mapped to decide overlay or replacement.
Saw-cut repairs
Failed areas removed and rebuilt before the new layer.
Crack filling
Cracks cleaned and filled to slow reflection.
Tack coat
Bonding layer so the overlay grips the old surface.

Asphalt Overlays Questions
Will an overlay stop my cracks from coming back?
It slows them down. Cracks from a failing base will reflect through, which is why we repair those areas before overlaying.
How thick is a typical overlay?
Driveway overlays are often 1.5 to 2 inches compacted; lots may need more. The thickness is written on your quote.
Can you overlay concrete?
Sometimes, if the slabs are stable. Moving or broken slabs will crack the asphalt at every joint, so they usually need to be addressed first.
How much cheaper is an overlay?
HomeGuide puts the savings at roughly 20 to 30 percent compared with full replacement, assuming the base is sound.
