A Longer Season in the Southern Hills

Asphalt paving in Hot Springs benefits from one of the mildest climates in South Dakota. The town's annual mean temperature is 48.6 degrees, among the warmest in the state, and it averages about 31 inches of snow a year, far less than the high Hills. Chinook winds help keep winters milder. That usually means a longer window for paving and sealcoating than in Custer, Lead or Deadwood, though hard cold snaps still happen.

Sandstone and springs

Hot Springs is the Fall River County seat, incorporated in 1890. Its Lakota name means hot water, and settlers first called it Minnekahta before renaming it in 1882. The Fall River runs through the city, Evans Plunge has used naturally 87-degree spring water since 1890, and the city center has more than 35 sandstone buildings. The Mammoth Site holds the world's largest collection of mammoth bones.

Older town, older driveways

The 2020 census counted 3,395 residents, down from 3,711 in 2010. Many homes are older, on sloped lots above the river, with driveways that have been patched many times. On those, we often recommend removing and rebuilding with a proper base. On sound older driveways, an overlay can add years at a lower cost.

River and slopes

The Fall River and the hills around town mean runoff. Driveways that climb from the street need surfaces that move water off to the side, and those near the river need a firm, dry base. We check where water goes before pricing anything.

Visitors and the VA campus

The VA's Hot Springs campus, built in 1907 as the Battle Mountain Sanitarium, was designated a National Historic Landmark in 2011. Between it, the Mammoth Site and visitors heading to Wind Cave and Custer State Park, lots in town see steady traffic. We pave, patch, seal and restripe commercial lots.

Approaches

Approaches onto Fall River County roads go through the county, and onto state highways through SDDOT.

Costs

HomeGuide lists resurfacing at about $3 to $7 per square foot, new driveways at about $5 to $12 or more, and sealing at $1 to $2. Haul distance from the plant is included in our written price.

Typical jobs here

Most Hot Springs work is residential replacement or overlay on older homes, patching and sealing on small commercial lots, and parking areas for lodging and attractions. The milder winters do not remove the need for crack sealing; they just give more days to do it.
